Today, most home sellers offer concessions for buyers agent commissions, but not all of them are willing to pay the traditional standard 2.5 to 3% commissions. Our full service 1% commission will keep more of your money in your pocket, where it belongs.
We’re with you every step of the way. When you’re ready to make an offer, we help you with an analysis to make the right offer. We’ll help you with the loan and escrow process. We work closely with home inspectors to make sure your new home is in good condition and that there are no surprises. And we’ll be there to hand you keys at closing!
The Buying Process Explained
Do you find yourself searching the internet, driving around looking for homes, calling listing agents, and largely doing the work of a traditional real estate agent? At the end of the home buying process, if a traditional agent writes up an offer after you do all the legwork, who gets paid?
Once you find the right home, agents now are required to have you sign a “Broker Buyer Representation Agreement” where you agree to pay that agent a preset amount of compensation before you make an offer, AND before you know how much of that compensation the seller is willing to pay the buyer’s agent. Most sellers are still paying compensation to the buyer’s agents but that is now a completely separate negotiation with the new NAR rules.
We Help U Buy Realty isn’t going to lock you into an agreement to pay us two or three percent and leave you with the possibility of owing us money out of your own pocket. One of two things will happen:

1. We’ll contact the listing agent prior to us writing an offer and/or getting an compensation agreement. As mentioned, most sellers are still paying 2% to 2.5% compensation to the buyer’s agent. Whatever that number is, we’ll still give you back the portion over 1% as a cash rebate—just like we’ve been doing for over 20 years.

2. We’ll agree to represent you for 1%. We haven’t seen an instance in Southern California where the seller won’t pay at least that amount. And just to insure you don’t need to worry about owing us compensation, there’s a box on the form you can check saying you can afford to pay any compensation out of your own pocket.
Teamwork is the foundation of our program and our process is quite simple:

Step 1. Identify your needs and your situation. Are you looking for a single-family home, a condo, or an investment property? How many bedrooms, bathrooms and square feet do you need? What city do you want to be in? What’s your price range? Are you pre-qualified for a loan? If you need help with this, we can recommend you to one of the lenders we work with closely.

Step 2. You can search anywhere you are comfortable on the Internet and identify properties that you are interested in viewing. Or, we can create a personalized client gateway that will automatically search and update you anytime listings become available that fit your specifications. All available listings will be stored on this personal website where you can sort, save, and view them at your leisure. We will only contact you when you indicate you are interested in a property.

Step 3. Unlike many other companies that offer rebates to buyers, If you aren’t able to see the properties you’re interested in at an open house, We Help U Buy Realty we will gladly show you property. Let us know the address and MLS number of the properties that interest you and we will schedule appointments to personally show you those homes—just like a traditional, full-commission agent.

Step 4. Once you’ve decided on a property, We Help U Buy Realty will help you research comparable sales information and review comparable properties on the market to determine an offering price. We will prepare and present the offer and negotiate with the seller on your behalf. We will assist you with home inspections and guide you through the escrow process. Finally, before your escrow closes, we will credit you with any buyer's agent commission over 1%.

Step 5. We hand you the keys to your new home!
